Jade East Towers is a unique resort located right ON THE BEACH in the heart of Destin. If you’ve never been to Jade East Towers before, you are in for a treat. Once you see this gorgeous condo with 2 MASTER SUITES.  One SUITE has a KING  bed and another SUITE has 2 TWINS BEDS, the living room also has a large sofa that converts into a sleeper for two, luxury furnishings & finishes and the spectacular views, you’ll never want to vacation anywhere else. This condo provides easy access to both fresh and saltwater fun to a wide range of on-site resort amenities. This unit is on the 12th floor high enough to enjoy an amazing unobstructed ocean views and relaxation from your private balcony. This is where you will want to catch a romantic sunset and enjoy your morning coffee. The open floor plan features spacious living areas with floor-to-ceiling windows that allow the light & Gulf views to fill the rooms. When you want to smell the sea air as you enjoy the view, you can access from both master suite as well as the living area to the large Private BALCONY to enjoy the stunning 180-degree beach views. The sunrise and sunset views are just breathtaking! It may be hard to get you back inside – but when dinner’s ready, you’ll want to be the first one seated in the dining area. The dining table seats 8 people, with additional seating for 4 at the kitchen bar.

Jade East offers something to suit the entire family’s tastes with full lighted tennis and basketball courts, fitness facilities, and several grilling areas. Take the boardwalk to create lasting memories on the world’s most beautiful beaches, or snooze on the spacious pool deck by the rock waterfall and hot tub. The entrance to Jade East and beach access to the condo are both gated and code secured. Dressing areas/restrooms are conveniently located on the ground floor. This unit has a designated parking space so you never have to worry about finding a spot to park. Additional undesignated spots are available for additional cars. Jade East offers three high speed elevators and luggage carts to assist in the ease of your arrival and departure.

Plus, the location of Jade East is in the center of Destin and near all the fun. Nearby activities and attractions include countless restaurants such as Another Broken Egg for breakfast, Fudpuckers for lunch, and the Back Porch for dinner. *** REGISTRATION ***

Your registration includes 2 parking passes and 10 wristbands for the amenities at the resort. The wristbands and parking passes will be inside the unit. Please put your parking pass on your rear-view mirror. Security will check for your wristbands, so be sure and keep them with you or wear them while on the property.  You will be charged $25 each for any missing wristbands on departure.

*** GUESTS ***

GUEST AGREES THEY ARE A TRANSIENT TENANT and a TEMPORARY guest in our properties. In the unfortunate event rules are not followed or broken, or guest creates a disturbance, or in the sole opinion of the owner or owners’ agent that guests continued stay would be detrimental to the home, the guest agrees to vacate the premises immediately upon written or oral notification. Failure to do so is a crime and the Sheriff will be called to evict everyone. All monies paid to date will be forfeited.

*** PROPERTY CARE EXPECTATIONS ***

Guest agrees to keep the property and all furnishings in good order. Indoor and outdoor furniture are not to be moved or relocated except for sun lounge chairs. All outdoor furniture is to be put back in place as found prior to vacating the premises.

*** RIGHT OF ACCESS ***

Guest understands that the manager of the property may access the property for purpose of inspection, maintenance or other circumstance when deemed necessary with reasonable notification to the guest for purposes of ensuring the safety and security of the property.

*** SMOKING ***

Smoking is NOT allowed inside the property. Smoking outside well away from the unit is preferred. If evidence of smoking is found or the property smells of smoke a $500.00 fee will be reported to Airbnb and demanded guest for payment.

*** PETS ***
Pets are NOT allowed without prior approval and proper documentation for service animals.

*** RENTAL RESTRICTIONS ***

- The primary renter must be at least 25 years of age
- Additional guests may not stay overnight in the property
- No parties, events or weddings are allowed at the property. Holding an event or party without approval is grounds for immediate eviction and loss of funds

*** STORM AND ADVERSE WEATHER ***

If there is a storm, adverse weather or hurricane, no refunds will be given. We encourage travelers to purchase Trip Cancellation Insurance at time of booking.

*** PARKING ***

- You have 1 reserved parking spot at the parking lot
- Additional parking is available in the non-reserved parking spaces
- Oversized vehicles such as campers and RVs will need to find public parking and cannot pass through the gated entrance
- Luggage carts can be found near the building elevators on the ground floor
- Your parking passes are inside the condo. Place the parking pass on your rear-view mirror

*** BEACH SERVICE ***

You will need to bring your own beach towels, umbrella, chair, and supplies or you can rent beach service for $45/day at location

*** PAPER PRODUCTS AND CLEANING SUPPLIES ***

We typically provide 1 roll of toilet paper for each toilet and 1 roll of paper towels. There is usually, garbage bags, cleaning detergents and dish soaps in the home enough for a few days. However, this is done as a courtesy and cannot always be guaranteed. We use generic brand for all the products. Guests are responsible for additional garbage bags, paper products, toiletry items, soaps, shampoos, cleaning agents, etc. during their stay.

*** PLUMBING *** 

No refunds should be expected for plumbing issues. Home plumbing are maintained regularly, but leaks and other issues are possible at any time in any home. In the event of a plumbing issue guest will inform the HOST timely. The owner or owners’ agent will expeditiously repair items in the best interests of the property and in a timely manner as to minimize the inconvenience to guests whenever possible. The owner and owners’ agent at their sole discretion will schedule and be afforded access during normal working hours 8:00 AM to 6:00 PM to perform necessary repairs and/or maintenance. In the unlikely event a home becomes uninhabitable we will refund any unused nights at our discretion.

*** KITCHEN SUPPLIES ***

This property is stocked with plates, cups, bowls, and utensils for the maximum guest count as a rule. We require guests understand that all efforts are made to ensure sufficient kitchen supplies but on rare occasions there could be loss or damage that is not immediately replaced by the cleaning staff or the owner.

*** ELECTRICAL POWER, INTERNET, WIFI, TV’S, ETC ***

Internet and WiFi service are provided free of charge. It is the guest responsibility to contact IPacket with any issues involving the service. IPacket requires someone in the home during the call and will send a signal to the equipment to attempt to troubleshoot issues. If that does not resolve the issue, they will typically send a technician out to repair issues. Often most issues involving cable TV can be resolved by unplugging the cable box, waiting a few moments, and plugging it back in to reboot. The Smart TV in the main living room allows guest to access any streaming channel with your own accounts. NO REFUNDS will be given for outages, intermittent service, changes to TV location or any other circumstance involving cable TV, Internet, Etc. 

*** PHOTOS AND DESCRIPTIONS ***

We attempt to as closely as possible depict the current condition of the property in photos and descriptions. The main intention of photos and descriptions are to communicate general layout of the home, bed sizes and location, and furnishings. Guest understands that additions or changes may occur to furniture, amenities, artwork, televisions, paint color, flooring, etc. Unless the home, layout, bed sizes or choices are dramatically changed we will not re-shoot a property. All our properties are fabulous, well reviewed and well received by guests. NO REFUNDS will be given due to minor deviations from online photos or descriptions. Please choose and plan your vacation accordingly.

*** APPLIANCES *** 

No refunds should be expected for mechanical breakdowns. Major appliances such as AC unit, pool heater, washer and dryer, and others are maintained regularly, but mechanical breakdowns are possible at any time in any home. In the event of a breakdown guest will inform the HOST timely. The owner or owners’ agent will expeditiously repair items in the best interests of the property and in a timely manner as to minimize the inconvenience to guests whenever possible. The owner and owners’ agent at their sole discretion will schedule and be afforded access during normal working hours 8:00 AM to 6:00 PM to perform necessary repairs and/or maintenance. In the unlikely event a home becomes uninhabitable we will refund any unused nights at our discretion.

*** HOUSEKEEPING/CLEANING FEE *** 

There is no daily housekeeping service, however for long term stays we offer additional cleans charged at the cleaning fee per request. Additional towels can be brought by the guest and are the responsibility of the guest. We do not permit towels or linens to be taken from the unit. Your cleaning fee covers washing all linens, towels, 1 load of dishwasher, wipe down all the surfaces. All dirty linens and towel should be placed in the laundry room. No need to strip down the pillow and mattress protectors. DO NOT WASH decorative pillows or pillows. Cleaning for these pillows will be handled by our professional cleaners. We appreciate your thoughtfulness with this item as it makes a tremendous difference in getting the unit ready for the next guest who may be checking in a few hours after you depart. 

*** LOCKED CLOSETS AND CHESTS ***

Certain closets and chests may be locked and used to store linens, towels, and other housekeeping items. These closets are spare spaces and there are other closets available for guests to use for clothing and storage.

*** PESTS *** 

The property is on a frequent service plan to keep the home as pest free as possible. We ask that you allow pest service to enter the property with sufficient notification from your property manager. Please understand the possibility of seeing bugs in and around the home. Refunds are not given for the occasional bug sighting.

*** ADDITIONAL ACCOMMODATION ***

We also manage another condo that can accommodate up to 6 people. Please message me if you would like to book it for your party as well.

*** CANCELLATIONS *** 

- To receive a full refund, guests must cancel at least 30 days before check-in
- If they cancel between 7 and 30 days before check-in, you’ll be paid 50% for all nights
- Guests can also receive a full refund if they cancel within 48 hours of booking, if the cancellation occurs at least 14 days before check-in
