FLOORPLAN

?FIRST FLOOR: Entering the hallway you'll notice the high vaulted ceilings and an open staircase as it wraps around the living room, a large dining table that seats 6, and a sliding door leading to the back patio. Follow this around to the kitchen, another dining area and chairs with seating for 4 and access to a private patio with sliding doors, and the BBQ grill for cookouts. A junior suite with a queen bedroom and an en-suite bathroom is also located on the first floor along with the washer and dryer.



?SECOND FLOOR: Follow the staircase upstairs to the primary master bedroom featuring a king bed, en-suite bathroom, and your own walkout-covered lanai. The bathroom vanity/sink has strategically been placed outside the combo shower/tub and toilet area allowing privacy while others are getting ready. The 3rd bedroom upstairs is set up with 2 full-sized beds allowing 4 to sleep comfortably. This too, is a large room with an en-suite bathroom and an outdoor private balcony to enjoy your morning coffee.



BEACH / POOL ACCESS

?Ready to make your way to the beach? Just step outside to your left and follow the sidewalk down to the beach access. Pulling coolers and wagons will be a breeze and best of all - no streets to cross. When ready to relax by the pool go directly outside the door and you'll find the community pool in front of this unit.

GUEST ACCESS

?You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.



Other things to note



STARTER KIT

? Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, two laundry packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply a limited number of bath towels, washcloths, and hand towels. We do not provide beach towels, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Publix, or Winn-Dixie or bring them from home.



Wi-Fi

? Our property provides a private network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.



PARKING

? This is a gated community. Guests are allowed 2 parking spaces only, that are first come, not reserved.



COMMUNITY AMENITIES / POOL / GRILL

? There is one community pool directly across from this townhome. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info. A propane grill is provided off the kitchen patio.



BEACH GEAR

?Items found in the outdoor closet area for guests to use. We ask that you rinse off the sand and arrange it neatly back into the closet prior to checking out.



SECURITY

? Security cameras are located throughout the grounds for the safety of homeowners and guests.



PETS

? Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.



SMOKING

?NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property. If Grilling, please move the grill away from the house siding to prevent damage to the house siding as you will be responsible



BOOKING

?You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.



CHECK-IN/CHECK OUT

?Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.



EARLY ARRIVALS

?We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.



KITCHEN

?Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.



REFUNDS

?Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.



Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
