FLOORPLAN

? Walk into Beach and Bay for Days, and you’ll be greeted by the all-new chef’s kitchen designed from the ground up with everything one could dream of – glass tile back-splash, quartz counter tops, under-mount surface lighting, separate work area with microwave drawer, and all new stainless-steel LG advanced appliances.  The most enticing appliance is the refrigerator with a door-in-door feature, making it easy to “grab a cold one,” wine, or other beverages.  You’ll love the multi-speed vent and hood that goes up to the vaulted ceiling, the huge granite composite sink, and the professional pre-rinse faucet – let’s get cooking!



The furnishings are soft and comfortable, specifically suited for rest and relaxation.  The open living space offers vaulted ceilings, large skylights, and layers of lighting designed to add sparkle and brighten your day or calm your evenings.  



The bathroom remodels are fabulous, with amazing chrome finishes!  The master bath has a walk-in shower (with a seat), a rain shower head, a separate hand wand, and multiple body sprayers.  There’s also a dual sink vanity and quartz countertops. The guest bath has a deep soaker tub, custom tile, a rain shower head, and a separate hand wand. 



Both bedrooms are serene and very comfortable.  The master has a king bed, amazing water views, and a sliding door out to the screened-in balcony.  There’s a walk-in closet and a desk in case you need to jump on the high-speed internet to check on area activities or make a reservation (no work allowed ;-).  The second bedroom sleeps up to four with a queen bed and XL Twin bunk beds that can sleep adults.

LOCATION

? Just out the front door, you’ll find walking, biking paths, fishing, and swimming.  There are fish in all the ponds, and you’re welcome to fish in any of them.  It’s a catch-and-release program with no fishing license required.  The walk/bike path will lead you to our brand-new heated pool, just a couple blocks away. Enjoy a leisurely walk or quick golf cart ride through the beach tunnel (under HWY 98) and down to The Beach House restaurant, where the sugar-white-sands and the beautiful blue waters of the Emerald Coast beaches greet you. Beach parking is available here. All-day beach play is waiting for you! Please note that this is not an all-inclusive resort. You must pay for additional usage to watersport rentals, beach service, the gym, golf, restaurants, food, Baytown Wharf activities, etc.



BAYTOWNE WHARF

? When you’re done on the beach, head on over to Baytowne Wharf, which offers more fun adventures and yummy treats -- Zip Line, Tower Climb, Paddleboards, Spa, Water sports, biking, tennis, fishing, and a wide variety of restaurants.  Oh, and don’t forget about golf!  We have four fantastic golf courses also within minutes. Nightlife?  Of course!  In Baytowne, you’ll enjoy the sunset, food, drinks, and live music.  During the summer, there are also spectacular fireworks displays.  You are also able to enjoy the fireworks from your screened-in balcony.



SHOPPING / DINING AT GRAND BLVD

? Did I forget to mention shopping?  We are close to Grand Boulevard, where you can shop your heart away at Pottery Barn, Tommy Bahamas, Publix Grocery, and many more.  There are more excellent restaurants here, a movie theater, town events, and more.

GUEST ACCESS

? You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.



STARTER KIT

? Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.



Wi-Fi

? The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength.  We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.



PARKING

? You will check in at the guard gate for free parking passes. There is one assigned parking space. Overflow parking is available. This is very limited, and the overflow parking is on a first-come, first-serve basis.



GOLF CART

? As a special bonus, our generous homeowners have included their 6-seater golf cart with your stay (subject to availability), allowing you to explore the resort and head to the beach effortlessly! To ensure a smooth experience, kindly note that prior to releasing the key information, we require the signed golf cart agreement to be returned. Drivers must be 25 years or older, presenting proof of ID and insurance. The golf cart accommodates a maximum of 6 guests at all times. This is the homeowners' personal property, so we ask that you treat it with the utmost care and respect. Any damages incurred will be charged to your Credit Card. While we strive to ensure this extra amenity is always available, please understand that no refunds will be issued due to circumstances beyond our control, such as maintenance, breakdowns, or damage caused by previous guests. Please note that traveling along Highway 98 is prohibited; however, 
Sandestin Golf and Beach Resort® has an underground tunnel that will get you to the beachside and bayside. Child restraints and car seats are REQUIRED for all children traveling in low-speed vehicles.



BEACH SERVICE

? After arrival, you can reserve beach chairs with the on-site beach vendor! You can bring your beach supplies and tents, but tent sizes may be restricted. Typically, beach chairs, toys, and umbrellas are found in the entry closet. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival.



POOLS

? 2 community pools are available for you to enjoy! The Phil Hummel Aquatic Pool (heated seasonally) is only a few blocks away & the Linkside Pool is on Audubon Drive. No alcohol or glass is allowed near the pool. You cannot add anything to the pool, including bath salts, bath bombs, etc. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.



FIREPLACE

? The fireplace is for decor only and is not to be used.



SECURITY

? Our property currently does not have an entry camera. The resort does have cameras throughout. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.



PETS

? Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.



FAMILY-FRIENDLY

? Our townhome has a private entrance on the 1st floor. However, we have a set of steps that lead you to the second floor. Many great area providers can rent these specialty items if you need to rent child gates, high chairs, pack-n-play, etc.



BOOKING

? You must be 25+ to book.  The person booking and paying for the reservation must be a group member staying at the property.  Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.  No events or parties are allowed.



CHECK-IN/CHECK-OUT

? Check-in any time after 4 p.m. CST. Check-out is any time before 10 a.m. CST.



EARLY ARRIVALS

? We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 p.m. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 a.m. CST.



KITCHEN

? Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.



SMOKING

? NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.



REFUNDS

? Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.



Lastly, HAVE FUN at the beach, but please beware of rip currents and understand the beach flags!
